1,800 square feet of heated living space is the minimum home size.

Home construction ranges between $200 to $250 per square foot. However, construction costs can vary depending on the home’s design, finishes, materials, and type of construction.

Big South Fork Airpark has two associations: one for residential properties and another for hangar owners.

For unimproved residential property, HOA dues are approximately $750 per year. Once your home is built, residential HOA dues are approximately $1,075 per year.

The HCOA, or Hangar Condo Owners Association, starts at approximately $1,300 per year and includes applicable fees paid to the county airport.

Yes, homes within the community must be approved by the Architectural Review Committee (ARC), as well as having a natural-looking exterior.

Property taxes are based on 25% of the assessed value multiplied by approximately 2.4%. As an example, a $400,000 home would have estimated property taxes of approximately $1,800 per year.

There is currently no time limit to begin construction after purchasing a residential lot at Big South Fork Airpark.

Yes, property owners can choose their own builder. However, all builders working within Big South Fork Airpark must be licensed Tennessee General Contractors and meet all applicable insurance requirements.
