Big South Fork Airpark 2025: A Year in Review

As we wrap up 2025, it’s clear this was another exciting year at Big South Fork Airpark. From community gatherings and national aviation events to continued development and growing recognition for the area, the Airpark continues to thrive as a place where community comes together.

Here’s a look back at some of the highlights that made 2025 a memorable year.


A Beautiful Start to the Year

We began the year reflecting on a busy and successful 2024 while looking ahead to everything on the horizon for our aviation community.

Early in the year, a rare snowfall blanketed Scott County and the runway at KSCX. Snow doesn’t visit often here, but when it does, it offers a beautiful reminder of just how special this part of Tennessee can be in every season.

Even during the quieter winter months, there’s always something happening at the Airpark.


Chili, Oysters, and Community Traditions

Spring kicked off with one of our favorite traditions, the Annual Chili Cook-Off. This year’s event was another Sweet and Spicy success, with neighbors, friends, and future property owners gathering for great food and friendly competition.

Congratulations to Mike Helt, who earned the title of champion chili chef for 2025.

Not long after, we gathered again for the Oyster Roast + Fly-In, another favorite on the community calendar. Gus successfully defended his title for most oysters eaten, while Rex from The Shrimp Dock in Knoxville once again supplied fresh Chesapeake oysters. Caterers AJ and Adrian made sure everyone was well fed, and even Pepe the pup gave the event his stamp of approval.

We also took time to give back! In April, residents and friends came together for a little spring cleaning along the public roads near the airport. It was a simple but meaningful reminder that this community shows up for each other just as much as it does for celebrations.


Independence Day at the Airpark

Our Independence Day celebration was one of the biggest events of the year, bringing together more than 100 property owners, neighbors, and friends.

The day included:

  • ATV trail rides down to the river
  • Smoked hog and chicken prepared by Perry Terry
  • A formation flyover and aerobatics performance by neighbors Britt, Craig, Russ, and Will
  • A moving performance of TAPS by Talon Free
  • A fantastic fireworks display to close out the night

Guests also had the opportunity to preview the final Phase 4 homesites that would soon be released. These last remaining lots represent the final chapter in the development of the Airpark and offer some of the most scenic building sites we’ve created.


Connecting with the Aviation Community

Throughout the year, Big South Fork Airpark also stayed active within the broader aviation community. Events like SUN ’n FUN and EAA AirVenture Oshkosh provide opportunities to connect with pilots and aviation enthusiasts from across the country who are interested in the airpark lifestyle.

It’s always rewarding to meet people who are discovering what it means to live with their airplane and to introduce them to the unique aviation community we’ve built here in Scott County.


National Recognition

We were honored to be featured in the February 2025 issue of AOPA Pilot Magazine in a story that captures the heart and soul of Big South Fork Airpark. Titled “Living with Your Airplane: Never a Dull Moment”, the article by Julie Summers Walker dives into what makes our community so special; from the thrill of flying to the beauty of the surrounding wilderness.  

Another article on USA TODAY  highlighted the region’s incredible natural beauty, outdoor recreation, and the unique lifestyle that attracts aviation enthusiasts, outdoor adventurers, and families alike.

Development Progress and Final Phase Release

Behind the scenes, 2025 was a big year for development progress.

Crews made steady progress on infrastructure supporting the final phase of homesites, including improvements to internal roads and a new bridge crossing that connects the area to the rest of the Airpark.

Later in the year, the final six homesites were officially released. These parcels range from approximately 1.3 to 2.3 acres and feature gently rolling terrain on a quiet cul-de-sac street. Many consider them some of the nicest homesites developed at the Airpark.

With strong interest and only a small number remaining, these properties represent the final opportunity to build within the community.

Lowcountry Boil and Fly-In

We wrapped up our larger community events for the year with the Annual Lowcountry Boil and Fly-In.

With beautiful weather, fresh seafood, and more than 80 friends and neighbors gathered together, it was another memorable afternoon at the Airpark. A special thank you goes to Talon and Adrian for once again doing a fantastic job catering the event.

While our larger events have wrapped up for the year, we continue to welcome prospective property owners for private tours of the remaining homesites.


A Year of Momentum

From a snowy runway in January to fireworks over the Airpark in July, 2025 was filled with memorable moments.

New homes and hangars continue to take shape. Development of the final phase is underway. And the community itself continues to grow stronger with every passing year.

What makes Big South Fork Airpark special is not just the runway or the homesites. It’s the people, the shared passion for aviation, and the friendships that develop when pilots live side by side.


Looking Ahead to 2026

With only a handful of homesites remaining and continued interest in aviation living, 2026 promises to be another exciting year for the Airpark.

We’re grateful for every property owner, neighbor, guest, and future resident who helps make this community what it is.
